Exterior Doors
Any door that faces the sun might require maintenance. Painted surfaces tend to require less upkeep than wood or wood-look stains. Depending on your exposure, you might have to put on a new coat of polyurethane every 2 to 5 years for wood-look surfaces. Painted surfaces might require an additional coat after 5 to 10 years.
Regardless of the material or finish, yearly lubrication of the hinges and the hardware will help keep the door functioning like new. Take care not to damage the door’s finish in the process.
For general cleaning, be sure to read the manufacturer’s instructions. Certain finishes react badly to certain cleaners. When in doubt, a mild dish soap solution followed by a rinse with clean water and drying with a soft cloth is good advice.
Interior Doors
Interior doors are protected from the sunlight, so they require no refinishing. Every 2 to 3 years, the hinges should be inspected. As openings shift, adjustments might have to be made to ensure a consistently good fit.
Patio Doors
With patio doors, it is a good idea to lubricate the rollers and opening mechanism once a year. Check weather stripping regularly to ensure a good seal.
Occasionally vacuum the tracks on all sliding patio doors and windows to remove any dirt or debris.
